Appendix 745. Neighborhood Retail Services District (RE1).

  • Intent. Neighborhood Retail Services (RE1) District is intended to serve the needs of the surrounding residential community through provision of services that have limited impact on the quality of life in the adjacent residential development. Uses within this district are encouraged to incorporate design features and characteristics that are in keeping with the adjacent residential development and shall meet the buffer/landscaping provisions and parking requirements stated within these regulations.

    745.1. Permitted Uses.

    745.2. Conditional Uses.

    (A)

    Eating and drinking places as defined in SIC 5812 and 5813 provided that:

    1.

    All uses associated with business are conducted within an enclosed structure; or outdoor eating or drinking areas associated with such business is screened from the any adjacent residential community in accordance with the provisions of Section 527 of this ordinance; and

    2.

    Such uses shall not operate between the hours of 11:00 p.m. to 6:00 a.m.

    (B)

    Repair shops for business machines, clocks/watches, computers, furniture refinishing/upholstering, household equipment, jewelry, radios/televisions, refrigeration/air-conditioning systems, and shoes as defined in SIC 76, except SIC 7692 and 7694, provided that:

    1.

    All uses associated with such businesses are conducted within an enclosed structure.

    (C)

    Accessory living quarters in conformance with the requirements of Article V, Section 509.
