Dimensional Standards
Footnotes: 1. Where the district abuts any Residential Zoning District not separated by a street right-of-way, a suitable planted screen, fence, or wall at least six (6) feet in height above finished grade shall be required. 2. Where the district abuts any Residential Zoning District not separated by a street right-of-way, a minimum side yard of thirty (30) feet on the side abutting said residential district, together with a suitable planting screen, fence or wall at least six (6) feet in height above finished grade shall be required. 3. Minimum front yard, measured from the nearest abutting major street right-of-way line: Two hundred (200) feet; all other streets: fifty (50) feet. 4. Except where the property abuts another zoning district, fifty (50) feet shall be required on that particular side. If the abutting district is residential, note [paragraph] 1 would also apply. 5. If a parcel is located on a roadway identified in Table 1 of Section 527 (Landscape, Buffer & Tree Preservation) of this Ordinance, the setback shall be increased to a minimum of sixty (60) feet where the parcel has frontage on such roadway. 6. Minimum lot sizes and setbacks shall not apply to nonresidential lots used to provide utility services or to individual lots for townhouses or horizontal property regimes. The size of these lots shall be approved by the Planning Commission. This exception is not intended to provide relief from Sections 709.3 and/or 709.4. 7. Lot width, minimum setbacks, and maximum height are expressed in feet. 8. Other ordinances, such as the Airport Height Standards and the Horry County Parking Ordinance, may exercise some control over height. 9. Duplex units are allowed in these zones and when constructed, each building shall be located on an eight thousand (8,000) square feet lot. If each unit is placed on a separate lot, said lots shall be a minimum of six thousand (6,000) square feet each. 11. When a shared private driveway easement is utilized for access, the required setback shall be measured from the easement line. In instances when such access serves LFA zoned property, one-half (½) of the required setbacks may be located within the shared private driveway easement. [12]. For each additional twenty thousand (20,000) square feet above the minimum ten thousand (10,000) square foot lot size, twelve (12) feet of additional height will be allowed. [13.] For each additional twenty thousand (20,000) square feet above the minimum one-half (½) acre lot size, twelve (12) feet of additional height will be allowed. [14.] Setbacks for businesses using outdoor boarding or storage facilities shall be increased to one hundred (100) feet when adjacent to residentially used or zoned property. [15.] Setbacks shall be increased to fifty (50) feet when proposed use is adjacent to residentially used or zoned property. [16.] If development within the district is proposed to be in a park-type setting (multiple parcels on a single tract of land) the minimum parcel size shall be increased to three (3) acres. [17.] Setbacks shall increase to fifty (50) feet on the sides and rear when the proposed use for the site involves a petroleum and petroleum product business. |
