Appendix 1204. Strip commercial centers.

  • A.

    Strip Commercial Centers may be located in NC, RE1, RE2, and CFA zoning districts, provided that:

    1.

    2.

    The maximum square footage for a commercial center in NC and RE1 shall be 30,000 square feet;

    3.

    The maximum square footage for a commercial center shall be 50,000 square feet in the RE2 and CFA districts;

    4.

    Such center shall meet the development, access, and design requirement of the Horry County Land Development Regulations.

    B.

    Strip commercial center may be located in RE3 Zoning Districts provided that:

    1.

    The maximum square footage for a commercial center shall be one hundred thousand (100,000) square feet in the RE3 district;

    2.

    Out-parcel development is permitted within such center provided a minimum of ten thousand (10,000) sq. ft. is allotted for each out-parcel;

    3.

    Uses within the commercial center shall be limited to those allowed within the district and intended to serve the immediate neighborhood; and

    4.

    Such center shall meet the development, access, and design requirement of the Horry County Land Development Regulations.
